1233 Central St. Zoning Board of Appeals Agenda Item 3/4/08

The following cases are tentatively scheduled for the March 4, 2008 ZBA meeting:

ZBA 08-04-V(R) 1233 Central Street An application by Geoffrey N. Wilson, designated agent, on behalf of the National Spiritual Assembly of the Baha’is of the United States, property owner, for variations to Section 6-15-2-8 for 1233 Central Street, in the O1 Office District. The applicant is proposing to increase the number of vehicles that can be parked in the existing parking lot. A special use was granted for the subject property, per Ordinance 72-O-63, which included conditions on the location of off-street parking spaces and landscaping elements. The applicant requests zoning relief from these conditions to allow off-street parking spaces to be located approximately 9.6’ from the street side lot line along Asbury Avenue, whereas a minimum of 27’ is required, and approximately 3’ from the north property line, whereas a minimum of 5’ is required. In addition, the special use ordinance required a densely planted hedge along the north and west sides of the parking lot and a 6’ louvered fence inside the hedge. The property owner requests relief from these conditions to allow removal of the hedge and fence and the installation of new landscaping features. A total of 71 off-street parking spaces are proposed for the existing lot which currently accommodates 57parking spaces. This item will require final approval by the Evanston City Council.
